Checking a new-build home for defects, room by room, so the builder fixes them. Report problems in writing and keep copies. Only check places you can safely reach, and don't climb onto roofs or open up electrics.

Outside

• Check brickwork and render
• Check the roof and gutters from the ground
• Check outside windows and doors
• Check paths and driveway
• Check fences and garden

Every room

• Check walls and ceilings
• Check paintwork
• Test the doors
• Test the windows and locks
• Check floors and skirting boards
• Test sockets and switches
• Check for leaks and damp patches

Kitchen and bathroom

• Test taps and water pressure
• Check sealant around baths, sinks and worktops
• Check tiling
• Test the appliances
• Test extractor fans

Services

• Test heating and hot water
• Test smoke alarms
• Take meter readings
• Collect manuals and guarantees

Reporting

• Photograph every defect
• Send the snag list to the builder in writing
• Note the deadline for reporting defects
• Check the repairs once done
